When touring through homes in housing developments it is important to know the status of the road and if and when this is or will be accepted by the municipality. Fire protection is also important to observe such as a fire pond or cistern which can affect your home owners insurance. If the site is a cluster development with Open Space this may be conservation land deeded to the town/city or individual ownership may exist with a Home Owners Association to pay property taxes and insurance.
Depending on the age of the Subdivision there may be lots available for new construction. In most NH subdivisions the Owner/Developer will also be the Builder/Contractor whom you will be working with in building your new home. In some instances the subdivision may have approved builders who are permitted to build within the subdivision. This may seem restrictive however the benefit is to give the overall development a consistent quality in homes being constructed in order to maintain property values. If the lots are on the market within a given subdivision then typically you can purchase the parcel and bring your own Builder to construct on the site. Some restrictions may apply in which the Owner/Developer may want to review the house you are planning to construct.
